Title Report

 We prepare reports on all types of properties from the most basic freehold property to the more complex new build leasehold with several layers of title.

In addition to our standard title report, we can also report on both freehold and leasehold management packs together with conveyancing searches.

Approving Contracts & Drafting Enquiries

We will approve contract, and draft enquiries on contract pack and search results.  We offer additional service of checking replies to enquiries and reporting to fee earner with our Exchange and Completion Checklist.

Paralegal and Post Completion Works

Nowadays, most of the paralegal and post completion works are automated with the help of advanced case management systems.  However, we have a para-legal team who can take over below tasks as and when required;

• Set up new instruction (file opening)
• Send questionnaire (starter pack) and initial letters to clients as well as estate agents.
• Process memorandum of sale and send out initial correspondence/documents to otherside solicitors
• Process inbound starter pack returned by the client
• Carry out searches.
• Perform online anti-money laundering checks.
• Chase otherside solicitors, land registry and lenders.
• Obtain office copy entries from land registry
• Carry out priority and bankruptcy searches
• Preparing and approving completion statements
• Online SDLT submission
• Submit registration applications to land registry
• Prepare notices (notice of assignment/charge) to the landlord/managing agent.
• Deal with retentions

We maintain strict confidentiality of all files and client data we receive and conduct our operations as per the SRA Regulations on outsourcing.
